Clean and Remove Clutter
Do this right away before anyone, including other real estae agents, preview the house.
When you clean the house, clean everything, starting with ceiling fans and all hard surfaces including tops and inside of appliances, counters from the backsplash forward, and everything from the drapes and windows to the rugs and carpet.
Do everything you can to help the house show off its character. Your aim is to make the house and its rooms look bright and airy. You can make a room look larger by removing oversized furniture. You can store the big items while the home is on the market and rearrange the furniture. When a Buyer enters a room they should see items there that belong there. Excess items and other items such as the baby’s things can be moved into a room designated as a nursery. The office should contain office items and so forth.
If the home is vacant, studies have shown that staging a home brings more money and helps it to sell more quickly. If you live in the house and you like to bake, and you know when it is going to be shown, when the prospects arrive, put a cake or an apple pie into the oven and leave for 20 minutes while the house is being shown. There is nothing like the smell of fresh baked apple pie in the oven to make someone feel at home.
This is the only chance you get to make a first impression. From this moment the Buyer typically determines whether she wants to see the inside of the home or not.
At the very least, give the landscaping a good cleaning and pruning, green up the lawn and keep it mowed. A fresh coat of paint on the front door creates a focal point for the buyer when she lands at the curb in front of your home.
Make Necessary Repairs
You will need to make a disclosure of all of the known defects in the structural and mechanical items of the house. To avoid bumps in the home selling road, at the very least, fix those small items that you are aware of, such as dripping faucets, running toilets and holes in window screens.
